Choose your home inspector wisely...
Minnesota currently has no Licensure, which means anyone can inspect your biggest purchase. Be sure to hire a Professional, full time home inspector that practices continuing education and carries insurance. You would be surprised at the companies that don’t carry insurance. Ask for proof of insurance especially if the company is not licensed. Top Notch Inspections is Licensed in Wisconsin # 1459-106 and carries Errors and Omissions, policy # J050073 along with General Liability Insurance, policy # 01 UEC TK2960. Our inspection contract is easily accessible on our website to eliminate any surprises such as, “The company is only limited to the cost of the inspection,” meaning you can only get back what you paid for the inspection, even if the inspector clearly misses something obvious and it cost tens of thousands of dollars to repair!
We don’t make claims to be the biggest, best, or oldest home inspection company around. We do promise you a very educated, well laid out inspection report loaded with pictures (in most cases delivered on site) on CD or paper. Check out our testimonials page! I guarantee these have not been altered.
How the home inspection works...
We usually begin the inspection about 3 hours before you, the buyer, arrive to document the property. At this point, we will review the pictures taken during the inspection on a computer and walk you through room by room and answer any questions you may have.
From years of experience, this is by far the best way to give you the best possible report along with being able to give you full attention to all of your questions about your new property. The report will be in a PDF format with the Pictures and the Main report separated so you will be able to easily email a copy of it to your Realtor or anyone else in need of a copy. To my knowledge Top Notch Inspections is the first company in the Twin Cities area offering this service! The feedback from my clients and realtors has been very positive!
